These are starting points. Actual sizing depends on how you use the space — an office with a dedicated breakroom needs more square footage than one with desks only.
Sizing Considerations
Climate Control
All trailers come with HVAC, but extreme heat or cold environments may need a larger generator to handle the load. Plan power before you plan the trailer.
Meeting Space
If you need a conference table for 8-12, that takes roughly half an 8x32 trailer. Either dedicate a full trailer to meetings or go up a size so you still have desk space.
Break Room Needs
A breakroom with a fridge, microwave, sink, and table for 6 takes about 80 sq ft. On a long-term project, a separate breakroom trailer is worth it for crew morale.
Other Factors That Affect Sizing
- Project duration: Short-term jobs (under 3 months) can run tighter. Multi-year projects — go up a size.
- Site access: Tight urban sites may limit you to an 8x20 regardless of crew size. The delivery truck needs 12-14 feet of clearance.
- Client-facing use: If owner reps, inspectors, or clients will use the trailer, spec it like a real office — not a job shack.
- Restroom location: If restrooms are inside the trailer (some models), that uses floor space. External restroom trailers keep your office space dedicated to work.
